Most New and Renovation projects typically involve the following five activities, though many are not needed for targeted activities:
Schematic Design: The start of design work to be performed to understand and qualify goals. This concludes with the creation of sketches and models of alternate initial ideas to the client for direction and budgeting.
Design Development: The articulation of the design to develop increasingly detailed drawings, models and material selections with structural, mechanical, electrical and plumbing components with the client to create a cost estimate.
Construction Documents: The production of clear, code-compliant project drawings and specifications to solicit competitive contractor bids and to obtain a building permit.
Bid Negotiation: Assistance with the client, as their agent, to confirm bid pricing amounts, vet and select a qualified contractor and prepare a Owner-Contractor Agreement.
Construction Observation: Provision of client-directed job site visits during construction to assist the client and the contractor to organize the project and confirm that the work is performed to the standards of the Construction Documents.
Additional Services:
Furniture and Millwork Design: The creation of site-specific custom furniture and/or millwork with detailed drawings in collaboration with the client.
Condition Assessment: Review of the client’s suspect property and it’s specific site conditions to diagnose whether and what problems may exist. This can conclude in a written report and/or prescriptive direction for targeted repairs.
